Here’s a little snapshot of the Real Estate market in Coto de Caza and Trabuco Canyon.  This data actually covers the entire 92679 zip code, which includes not only the approximately 3,000 to 4,000 in Coto de Caza, but also Dove Canyon, Robinson Ranch, Trabuco Canyon, Portola Hills, and Wagon Wheel.

Low Inventory

Inventory of homes for sale remains very low, with only 267 houses and condos on the market, and only 111 of those in Coto de Caza.  That means that only about 3% of the homes in Coto de Caza are for sale.  Another surprising number that’s not show in the chart is the number of distressed properties for sale.  As of this writing, there is not a single Bank Owned home for sale in Coto de Caza, and there are only 3 Bank Owned houses or condos active on the market in the entire Trabuco Canyon zip code.  In addition, there are only 16 active Short Sales (6 condos and 10 houses) in Coto, which amounts to 16% of the homes for sale.  That’s about half of the county-wide 34.5% level of distressed listings.

Coto de Caza Bank Owned Homes for Sale – There are Some Great Deals

In Coto de Caza today there are 13 homes for sale that are REOs or Bank Owned homes.  These seem priced below homes for sale in Coto de Caza in the same neighborhoods.  And they are selling more quickly that Short Sales (for sure!) and equity owner homes.  Two of the bank owned homes for sale in Coto sold last week – one in Tanglewood and another in Greystone.  These were both in reasonably good shape and in good locations.  Things are really starting to move!

Our pick of the week is 17 Charleston Lane in Tanglewood – 4 bedroom 3 baths in 3000 square feet with a 3 car garage.

just reduced from $879K to $839K.  This home is in great shape – no missing toilets or appliances, no missing baseboards, and some really nice upgrades like travertine tile flooring downstairs, custom tile in the master bath, and ON the golf course.

Newly Listed REO Home for Sale in Coto de Caza

Coto de Caza Short Sale Homes for Sale – Market Update

Today there are 19 homes for sale in Coto de Caza that are Short Sale listings.  New on the market this week in Coto de Caza is a 2135 square foot condo in the Village with (reportedly, we have not verified) 5 bedrooms and 3 baths for $419K.  Previously, this condo sold for $684K in 2007, according to the information posted in the Multiple Listing Service.

Also new on the Coto de Caza Short Sale market is single story home in Coto Country Homes on the non-golf course view side of Fairway Lane offered at $680K.

This is a 3 bedroom 2 bath single story (you know how much we think of single story homes!) with 1938 square feet and a 2 car attached garage.  The great thing about Coto Country Homes is there is no Mello Roos tax – one of only three neighborhoods in Coto without Mello Roos.

There are currently 140 homes for sale in Coto de Caza. This includes condos and single family homes. Of the 140 homes, 105 appear to be equity owners. That’s a whopping 75% of all homes for sale in Coto today – far ahead of the pace of South Orange County – which is collectively about 55% equity owners. These are “traditional” sales where a buyer and a seller negotiate price and terms through their respective Realtors to reach an agreement. They open escrow, conduct pertinent and indicated inspections, exchange disclosures, complete appraisals, and potentially negotiate repairs or concessions.

The advantage of targeting your home search on the Equity Owner Market is the ability to deal directly with the decision makers – the home owner and their Realtor. In a declining Real Estate market, a seller is usually very motivated to sell the home – for reasons other than capitalizing on their earned equity. Also, you may have more flexibility in length of escrow and even rent-back options that may be important to you. These will not be available in a Short Sale or REO transaction.

Short Sale Homes for Sale in Coto de Caza

Today, 18 out of the 140 total homes for sale in Coto de Caza are represented to be short sales. We are also grouping homes that are in the foreclosure process and notice of default filed in this category. That’s 13% of the total homes on the market in Coto. These Short Sale homes might be a great opportunity if you have patience and are not driven by specific timing triggers like a lease that is ending or a close of escrow on the home you are selling. Short Sales are very difficult to predict in terms of timing for response to an offer – be it accepted or declined or countered. But if you are patient and flexible in your timing, you may find a great deal. Ask your Realtor to discuss the timing on every Short Sale offer you make – there is a difference between “Approved Short Sale,” “Short Sale Package Submitted,” “Seller Working on Short Sale Package,” and “Package and 7 Offers Submitted.” Make sure you know where the seller is in the process on every short sale home you go after. Don’t be put off by the seller’s status – just be aware of how it will impact YOUR timing. FYI – there are 5 Short Sale homes in Coto de Caza currently in escrow.

REO Homes for Sale in Coto de Caza

Bank Owned homes account for 9% of the homes for sale in Coto – 12 out of 140 – a relatively small percent of the total. These range from a 2 bedroom 2 bath condo in Fairway Oaks to a 4 bedroom 3 bath 3000 square foot home right on Coto’s South course. There are deals to be made in the Bank Owned market. And the timing is not nearly as unpredictable and potentially frustrating as in a Short Sale. The bank will respond within a day or two (but not on the weekend.) Just be aware that there will most likely be repairs and deferred maintenance to take care of – and most unlikely that the bank will pay for any of that. You have to be able to accept the condition of the REO home you buy in Coto de Caza or have the funds available after you buy the home to make the repairs and/or upgrades you’d like.

There are presently 24 homes for sale in Coto de Caza that are listed for sale as Short Sales, In Foreclosure, or in Notice of Default.  Generally, this means that the owner can no longer make the mortgage payments, and will have to sell for less that what they owe the bank.  This process is one that requires a great deal of patience on the part of the home buyer, since it can often take two to four months to get a response on your offer, and there are usually multiple offers presented to the bank during that time frame.  But the opportunity to get a fabulous home at a discounted price can make up for the inconvenience.
