Coto de Caza Bank Owned Homes for Sale – There are Some Great Deals

In Coto de Caza today there are 13 homes for sale that are REOs or Bank Owned homes.  These seem priced below homes for sale in Coto de Caza in the same neighborhoods.  And they are selling more quickly that Short Sales (for sure!) and equity owner homes.  Two of the bank owned homes for sale in Coto sold last week – one in Tanglewood and another in Greystone.  These were both in reasonably good shape and in good locations.  Things are really starting to move!

Our pick of the week is 17 Charleston Lane in Tanglewood – 4 bedroom 3 baths in 3000 square feet with a 3 car garage.

just reduced from $879K to $839K.  This home is in great shape – no missing toilets or appliances, no missing baseboards, and some really nice upgrades like travertine tile flooring downstairs, custom tile in the master bath, and ON the golf course.

Newly Listed REO Home for Sale in Coto de Caza

Just this week there is a new home on the market for sale in Coto de Caza in Andalusia – a 1459 Sq Ft 2 bedroom 2.5 bath condo with a great view.

Coto de Caza Short Sale Homes for Sale – Market Update

Today there are 19 homes for sale in Coto de Caza that are Short Sale listings.  New on the market this week in Coto de Caza is a 2135 square foot condo in the Village with (reportedly, we have not verified) 5 bedrooms and 3 baths for $419K.  Previously, this condo sold for $684K in 2007, according to the information posted in the Multiple Listing Service.

Also new on the Coto de Caza Short Sale market is single story home in Coto Country Homes on the non-golf course view side of Fairway Lane offered at $680K.

This is a 3 bedroom 2 bath single story (you know how much we think of single story homes!) with 1938 square feet and a 2 car attached garage.  The great thing about Coto Country Homes is there is no Mello Roos tax – one of only three neighborhoods in Coto without Mello Roos.
