Foreclosures and Bank Owned homes are the hot item in Mission Viejo Real Estate, and all over Orange County.  That’s where the deals are, right?  But there are dangers, too.  Check out this video!

Trace, The Mold Sniffing Dog

Pay for an Inspection, Earn a Credit

So, it’s fun to watch Trace do his work, but there is a very serious side.  When Trace “alerts”, he’s telling Jack that he’s detected the presence of mold – and not just any mold, but one of several very specific toxic molds that he’s been trained to recognize.  What does that mean to the buyer?  In this case, it meant a potential huge out-of-pocket expense.  Fortunately Trace raised the red flag, and with the support of a remediation quote from a licensed mold remediation firm, the buyer was able to negotiate a credit from the seller of $23,000!
